## Nine Austin high rises start under $2,000

High rise living in Austin

[/ →](/)

isn’t only for $5,000-a-month budgets. Nine of the 23 towers we cover start under $2,000:

| Tower | District | Starting rent | Concession |
| --- | --- | --- | --- |
| The Quincy | Rainey Street | $1,369 | 1.5 months free |
| Solaris House | North Austin | $1,415 | 3 months free |
| Skyhouse Austin | Rainey Street | $1,625 | None advertised |
| The Waller | Rainey Street | $1,745 | 2 months free |
| Alexan Waterloo | East Downtown | $1,804 | 2.5 months free |
| 700 River | Rainey Street | $1,823 | 2 months free |
| Northshore | West Downtown | $1,824 | 2.5 months free |
| The Bowen | North Austin | $1,875 | 1–1.5 months free |
| The Bowie | West Downtown | $1,999 | 1 month free |

Starting rents are often studios (0BR) or lower floors. But four of these towers are on Rainey Street, steps from the Butler Trail, and two are in West Downtown near the Second Street District. You get the address and the amenities at a price close to the metro Class A asking rent of $1,741 (Q2 2026, Matthews).

## Net effective rent is the number that matters

Concessions change the math more than most renters realize. With 6–10 weeks free typical across Austin right now, the sticker price can be misleading.

**Worked example:** A 1BR lists at $2,100 with 2 months free on a 12-month lease.

- Total rent over the lease: $2,100 × 10 paid months = $21,000
- Net effective rent: $21,000 ÷ 12 = **$1,750 a month**

That’s how a “luxury 1BR over $2,000” becomes a 1BR under $2,000. We show the net effective rent for every unit we send, and our guide to

net effective rent

[/guide/net-effective-rent-explained/ →](/guide/net-effective-rent-explained/)

 explains upfront vs. prorated concessions.

> **Plan for renewal**
>
> Concessions rarely renew. Budget for year two near the gross rent, and ask what the building’s renewal rent increases have looked like. We flag towers with a history of big jumps.

## Your all-in monthly cost

Rent is the biggest line, not the only one. Budget for:

- **Parking:** reserved spaces commonly $175–$250 a month downtown
- **Utilities and internet:** many towers bundle a utility package
- **Fees:** admin fee, amenity fee, valet trash and pet rent if applicable
- **Renter’s insurance:** required at most towers
- **Move-in cash:** first month, prorated rent, deposit (or a

    deposit alternative

    [/deposit-alternative-apartments/ →](/deposit-alternative-apartments/)

    ), application and admin fees

A useful rule: aim for rent around 30% of gross income. Most towers also require income of 2.5×–3× monthly rent to qualify, and lower rent makes that bar easier to clear.

## Studio, convertible or 1BR?

A higher-floor studio often costs less than a lower-floor 1BR and gets a better view. A convertible studio adds a sleeping nook. Roommate floor plans (2BR/2BA) split a bigger unit two ways. We price each option side by side. Read

Before We Recommend a Tower

## What do we evaluate before a building makes your list?

Portals publish photos and a starting price. These are the things we check in person and from our building profiles.

### Net effective rent

Gross rent minus free months, spread across the lease. The number to compare, not the sticker price.

### Upfront vs. prorated concession

Upfront free rent waives early months. Prorated spreads the discount. Same total, different cash flow.

### Renewal rent

Concessions rarely renew. We flag the likely renewal rent so year two isn't a shock.

### All-in monthly cost

Parking, utility package, valet trash, amenity and admin fees, and renter's insurance requirements.

### Studio vs. 1BR

A higher-floor studio or a lower-floor 1BR? We price both so you can choose view or space.

### Fee waivers

Look-and-lease specials, waived application fees and reduced deposits that cut move-in cash.

Honest Answers

## Affordable High Rise: Frequently Asked Questions

Are there high rise apartments in Austin under $2,000? +

Yes. Nine of the 23 towers we cover have starting rents under $2,000: The Quincy ($1,369), Solaris House ($1,415), Skyhouse Austin ($1,625), The Waller ($1,745), Alexan Waterloo ($1,804), 700 River ($1,823), Northshore ($1,824), The Bowen ($1,875) and The Bowie ($1,999). Starting rents are usually studios or lower-floor units, and availability at the bottom of each range moves quickly. Concessions of 1 to 3 months free bring the net effective rent lower still, sometimes putting a 1BR under $2,000 net.

What is net effective rent? +

Net effective rent is the total rent you pay over the lease minus the value of free months, divided by the number of months. For example, a $2,100 unit with 2 months free on a 12-month lease costs $21,000 over the lease, which nets out to $1,750 a month. It's the fairest way to compare a building with a big concession against one with a lower sticker price and no concession. Read

net effective rent explained

.

What's the cheapest high rise in downtown Austin? +

The Quincy on Red River Street starts at $1,369, usually for a studio, with 1.5 months free. Skyhouse Austin starts at $1,625 and The Waller at $1,745.

How much income do I need for a $2,000 apartment? +

At 2.5×–3× monthly rent, about $5,000–$6,000 a month in gross income. At the 30% guideline, about $80,000 a year.

Is a studio worth it to get into a high rise? +

For many renters, yes. A higher-floor studio can beat a lower-floor 1BR on views and price. See

studio vs. 1-bedroom

[/guide/studio-vs-one-bedroom-high-rise/ →](/guide/studio-vs-one-bedroom-high-rise/)

.

Will my rent go up at renewal? +

Often, because concessions rarely renew. Plan for renewal near the gross rent, not the net effective rent.

What fees should I budget for? +

Application ($50–$100), admin, amenity and valet trash fees, parking ($175–$250 downtown) and a utility package. Our Move-In Cost Estimator adds them up.

Which affordable tower has the best concession? +

Solaris House currently offers 3 months free. Alexan Waterloo and Northshore are at 2.5 months.

Do you only help luxury renters? +

No. Every renter gets the same service at $0 cost, whether the budget is $1,400 or $14,000.
