## Is an apartment locator really free in Austin?

Yes. When you use a licensed locator like

[/ →](/)

, you pay $0. It’s a fair question, though, and it’s the first thing many renters ask before sharing their move date and budget. Here’s exactly how the money works.

### Who pays the locator?

The apartment community does. When you lease at a participating community and list us as your locator, the community pays our brokerage, Spirit Real Estate Group, a referral fee. Communities budget for this the same way they budget for portal listings, signage and advertising. A locator who brings a qualified renter is one of their marketing channels.

### Does using a locator raise your rent?

No. Your rent and lease terms are the same as if you walked in yourself. Communities don’t charge a “locator rate.” The concession that’s live is the same concession, and often we know about better ones, because we track them across 23 towers and know which buildings are motivated this month.

> **The one rule that matters**
>
> List us on the community’s guest card or application at your first visit or tour. That’s how the community records the referral. If you tour a building on your own first without listing us, the community may not credit us later.

## Why a locator can afford to do this for free

A locator is paid only when you sign, so our incentive is to find you the right building quickly. We work on volume and relationships: because we place renters across Austin’s high rise market, management teams answer our calls, tell us about upcoming vacancies and share upper-floor inventory that never hits portals.

What you get for $0:

- 3–5 matched buildings instead of 50 portal results
- Floor-level pricing and live concession tracking
- Screening fit checked before you pay $50–$100 application fees
- Tour scheduling, lease comparison and move-in coordination

## What the TREC disclosure means

Texas requires every real estate license holder to give renters and buyers the **Information About Brokerage Services** notice. It explains how brokers can represent a party, the minimum duties a broker owes, and who pays the broker. You can read ours on the

TREC Information About Brokerage Services

[/information-about-brokerage-services/ →](/information-about-brokerage-services/)

 page.

The short version for apartment locating: the community pays our brokerage, we disclose that, and we’re required to treat all parties honestly and fairly. Spirit Real Estate Group is licensed by the Texas Real Estate Commission under License #562021, with Bryan Keith Bjerke as Broker of Record. You can check any Texas license at trec.texas.gov.

## Is there any catch?

A few honest points:

- **We only earn on participating communities.** Nearly every high rise we cover participates. If you want a building that doesn’t, we’ll still tell you what we know.
- **We can’t credit a building you toured alone first** without listing us. If you already visited a building, tell us, and we’ll focus on the others.
- **Our job is your fit, not the biggest fee.** Referral fees across Class A towers are similar, and a renter who regrets a lease doesn’t refer friends. We’d rather tell you a tower isn’t right than fill a unit.

## What a locator does that a leasing office won’t

A leasing agent represents one building. Their job is to fill that building’s units, and they do it well. A locator’s job is to find the right building for you among many, so the advice naturally runs in a different direction. Here’s what that looks like in practice across the 23 towers we cover:

- **We compare buildings against each other.** A leasing office won’t tell you that the tower across the street is running 2.5 months free while they’re at 1 month.
- **We tell you the trade-off.** Every shortlist we send includes the main downside for each tower: bar-facing stacks on Rainey Street, a west-facing wall of glass in August, a garage that charges $250 for a reserved space.
- **We check screening first.** Application fees run $50–$100 per applicant. We confirm credit, income and rental history criteria before you apply, so you don’t pay to be told no.
- **We see unlisted inventory.** Upper floors at new towers like 415 Colorado and The Travis are often released privately during lease-up.
- **We stay with you through move-in.** Lease review, concession confirmed in writing, freight elevator booked.

None of that changes your rent. The community pays the same referral fee whichever of its units you choose, so we have no reason to push you toward a more expensive unit. Our incentive is a renter who signs, stays and tells friends.

### How to tell a good locator from a bad one

Ask three questions. Are you licensed with TREC, and under which brokerage? How many buildings do you actually cover, and have you toured them? Will you put the concession and unit number in writing before I sign? A good answer to all three is a good sign. We’re Spirit Real Estate Group, TREC License #562021, we cover 23 high rises and nothing else, and yes, everything goes in writing.

## How to work with us

Share your move date, bedrooms, budget and district preference. We send matches within 24 hours, schedule tours, help you apply where you fit and coordinate move-in. The form never asks for your credit score or income.

Quick Answers

## Questions renters ask

Do I pay anything to use an apartment locator? +

No. The apartment community pays a referral fee to the locator's brokerage when you sign a lease. You pay $0.

Will my rent be higher because I used a locator? +

No. Pricing is the same as walking in yourself. Communities budget the referral fee as a marketing cost.

Why do I need to list the locator on the guest card? +

It records the referral so the community credits the locator. If you visit a building on your own first and don't list us, the community may not recognize the referral.

Are Texas apartment locators licensed? +

They should be. In Texas, locating for compensation requires a real estate license. We operate under Spirit Real Estate Group, TREC License #562021.
