## The trade-off early residents make

Moving into a brand-new tower gets you first-generation finishes, the widest concessions and first pick of units. It also means living in a building that isn’t quite done. For most renters it’s a good trade, as long as you know what to expect and get the right protections in your lease. This is what we walk through with renters choosing among Austin’s

## The four common issues

### 1\. Unfinished amenities

Pools, rooftop lounges, gyms and co-working spaces are often the last spaces finished. Early residents may move in weeks or months before they open. If the amenity deck is why you chose the building, ask for the opening dates in writing.

### 2\. Construction noise

Upper floors, amenity spaces and finish work continue after the first move-ins. Expect daytime noise, mostly during business hours. Stacks closest to active work, or next to a neighboring construction site, hear the most. Work from home? Ask which stacks are affected and for how long.

### 3\. Early maintenance issues

Every new building has a shakedown period: HVAC balancing, minor leaks, doors that need adjustment, appliances that need a service call. That’s normal. What matters is how fast management responds.

### 4\. Busy move-in logistics

Hundreds of residents moving in at once means freight elevator slots book up and the garage and lobby can feel chaotic for a few weeks.

## Protections to ask for

| Risk | Protection |
| --- | --- |
| Amenities open late | Written target dates; amenity fee waived until open |
| Move-in delayed | Delayed move-in clause with daily credits or cancellation right |
| Construction noise | Unit away from active work; flexibility to transfer stacks |
| Early defects | Detailed move-in inspection with photos |
| Move-in crush | Freight elevator reserved at signing |

## A realistic first three months

Here’s what early residents of a new tower typically experience, so nothing catches you off guard:

**Weeks 1–4.** The lobby and garage are busy with move-ins. Freight elevator slots are in demand. You’ll submit a punch list and see a few service visits for small items: a cabinet door, a slow drain, a thermostat setting. Some amenity spaces may still be closed.

**Months 2–3.** Move-in traffic slows. Most punch-list items are resolved. Amenity spaces open in phases, often the gym first and the pool or rooftop lounge later. Construction on upper floors or finish work may continue during business hours.

**After month 3.** The building usually settles into normal operations. If it’s still in lease-up, concessions for new residents may still be wide, which is worth knowing at your renewal.

### Questions to ask before you sign

1. Which amenities are open today, and what are the target dates for the rest?
2. Are amenity fees waived until amenities open?
3. Which stacks face ongoing construction, on site or next door?
4. How are early maintenance requests handled, and what’s the typical response time?
5. What happens if my move-in date slips?

### Who should wait for a finished building

If you work from home on calls all day, need a specific amenity from day one, or have a move date that can’t move, a delivered and stabilized tower may suit you better. Renovated buildings like Ashton Austin (renovated 2023) and Northshore (renovated 2022) combine updated finishes with full operations, and both are offering 2.5 months free right now.

## Is the concession worth it?

Usually, yes. Lease-up towers run the widest concession windows, up to 12 weeks free in Austin (Q2 2026, Matthews). That’s real money in exchange for a few months of construction activity and a pool that opens late. The exception: if you need quiet daytime hours for work or a specific amenity right away, a delivered or renovated tower may suit you better. Compare in

Quick Answers

## Questions renters ask

Will I get a discount if amenities aren't open yet? +

Lease-up concessions usually reflect it. Some buildings also waive amenity fees until amenities open. Ask.

How long does construction noise last in a new tower? +

Until final floors, amenity spaces and any neighboring sites are finished. It can be weeks or months, mostly during business hours.

What lease clauses help early residents? +

Amenity delivery dates with remedies, delayed move-in terms and a thorough move-in inspection record.

Are early maintenance issues normal? +

Yes. New buildings have a shakedown period. Responsiveness from management matters more than the issues themselves.
