## What moves, and what doesn’t

At the top of Austin’s rental market, the rent itself is usually set by a pricing system that adjusts daily by floor, view and demand. Leasing managers have limited room to change it. What they can change is everything around it. Knowing the difference is most of the negotiation, whether you’re leasing one of our

 or a high-floor 2BR.

| Usually negotiable | Sometimes negotiable | Rarely negotiable |
| --- | --- | --- |
| Concession amount and structure | Base rent on unlisted units | Application fees |
| Admin and amenity fee waivers | Lease length (e.g. 14 vs. 12 months) | Screening criteria |
| Move-in date and timing | Additional parking stalls | Pet policies |
| Storage units | Early termination terms | Security requirements |

## The levers that matter

### Concessions

With 6–10 weeks free typical in Austin and up to 12 weeks at towers in lease-up (Q2 2026, Matthews), concessions are the biggest lever. On a $15,000 residence, each extra week free is worth about $3,500. Ask whether the concession can be structured upfront (first months free) or prorated, and whether a slightly longer lease earns more.

### Fee waivers

Admin and amenity fees are the easiest to waive, especially in lease-up. Valet trash and utility packages are usually fixed.

### Parking and storage

At this level, an assigned second or third stall and a storage unit are often negotiable. Get them named in the lease, not promised verbally.

### Timing

Unlisted upper-floor units give management more flexibility. If you can be flexible on move-in date to fit their schedule, you can often ask for more in return.

> **Leverage comes from timing and volume**
>
> Towers in lease-up and the slow season give the most room. We also negotiate from placement volume: management teams that work with us regularly have reasons to say yes.

## What not to concede

- **A clawback you can’t live with.** Bigger concessions often come with stricter repayment if you break the lease. If your plans could change, negotiate the early termination terms first.
- **A lease length that doesn’t fit.** A 15-month lease with more free rent isn’t a deal if you’ll need to move at 12.
- **Parking or storage you need.** Don’t trade them for a slightly bigger concession.
- **Written terms.** Every concession, waiver and promise belongs in the lease or concession rider.

## Plan for renewal

Concessions rarely renew. A $15,000 residence with 2.5 months free on a 14-month lease nets out near $12,300 a month, but renewal will likely start at $15,000 or more. Ask about renewal history and negotiate with that in mind.

## A negotiation, step by step

Here’s how a typical top-of-market negotiation unfolds:

1. **Establish comparables.** We price two or three comparable residences in other towers. Real alternatives are your leverage.
2. **Ask for the building’s best structure.** Rather than haggling on rent, we ask management what they can do on concessions, fees and timing for this specific unit.
3. **Bundle the asks.** Parking stalls, storage and a fee waiver are often easier to approve together than one larger rent cut.
4. **Trade flexibility for value.** If you can take a slightly later or earlier move-in that helps the building, ask for something in return.
5. **Get it in writing.** Every concession, waiver and inclusion goes into the lease or concession rider with the unit number.

### Mistakes that cost renters money

- **Leading with a rent demand.** Pricing systems rarely allow it, and it can end the conversation.
- **Accepting a longer lease without checking the clawback.** More free rent with a strict repayment clause can backfire.
- **Forgetting renewal.** A big concession today means a bigger jump next year.
- **Negotiating after you’ve applied and paid fees.** Your leverage is highest before you commit.
- **Verbal promises.** If a parking stall or storage unit isn’t named in the lease, it isn’t guaranteed.

### Seasonal leverage

The November to February slow season and a tower’s lease-up phase are when management has the most reason to say yes. In Q2 2026, concessions of 6–10 weeks free were typical across Austin and up to 12 weeks at towers in lease-up (Matthews). If your timing is flexible, aim for those windows.

## How we run it

1. We price the residence and comparable alternatives in other towers.
2. We ask management for their best structure, using real comparables.
3. We confirm concession, waivers, parking, storage and timing in writing.
4. We review the concession rider and renewal terms with you before signing.
