## Why the sticker price misleads

Austin high rises are offering big concessions: 6–10 weeks free is typical and up to 12 weeks at towers in lease-up (Q2 2026, Matthews). That makes the advertised rent a poor guide to what you’ll actually pay. **Net effective rent** fixes that. It’s the number we use to compare every unit on a shortlist, and it’s how many

end up with 1BRs under $2,000.

## The formula

**Net effective rent = (gross monthly rent × lease months − value of free rent) ÷ lease months**

Or, more simply: total rent you’ll pay ÷ number of months.

## Worked examples

**Example 1: 1BR under $2,000 net**

- Gross rent: $2,100 a month
- Concession: 2 months free on a 12-month lease
- Total paid: $2,100 × 10 = $21,000
- Net effective: $21,000 ÷ 12 = **$1,750 a month**

**Example 2: a longer lease**

- Gross rent: $3,650 a month
- Concession: 2.5 months free on a 14-month lease
- Total paid: $3,650 × 11.5 = $41,975
- Net effective: $41,975 ÷ 14 = **about $2,998 a month**

**Example 3: no concession**

- Gross rent: $3,200, no concession, 12 months
- Net effective: **$3,200**

Example 2 has the highest sticker price and still costs less per month than Example 3.

## Upfront vs. prorated concessions

| | Upfront | Prorated |
| --- | --- | --- |
| How it works | First 1–3 months free | Discount on every month |
| Monthly payment | $0 early, full gross later | Net effective rent every month |
| Total savings | Same | Same |
| Good for | Move-in cash flow | Steady monthly budget |
| Watch for | Clawback if you leave early | Same |

## The renewal-rent shock

Concessions almost never renew. At renewal, offers are usually based on gross rent. In Example 1, you’d go from paying an effective $1,750 to a renewal offer starting around $2,100 or more, a jump of roughly 20%.

> **Plan for year two now**
>
> Make sure the gross rent, not just the net effective rent, fits your budget. If it doesn’t, plan to move at lease end and catch the next concession.

## Common mistakes with concession math

**Comparing leases of different lengths without adjusting.** Two months free on a 12-month lease and two months free on a 15-month lease are different deals. Always divide by the actual number of months.

**Ignoring fees.** A building with a slightly better concession but higher monthly fees (parking, amenity, valet trash, utility package) can cost more. Add fees to net effective rent for a true monthly cost.

**Forgetting the clawback.** If you might leave early, the free rent you’d repay belongs in the comparison.

**Budgeting to the net rent.** With an upfront concession, you’ll pay the full gross rent most months. Make sure the gross rent fits your monthly budget.

**Assuming the concession renews.** It almost never does.

### Net effective rent with fees included

| | Unit A | Unit B |
| --- | --- | --- |
| Gross rent | $2,400 | $2,300 |
| Concession | 2 months free, 12 months | 1 month free, 12 months |
| Net effective rent | $2,000 | about $2,108 |
| Monthly fees | $150 | $250 |
| True monthly cost | $2,150 | about $2,358 |

Unit A wins on both the concession and the fees, by about $208 a month. When the comparison is closer, fees often decide it.

### How we present it

Every unit on a shortlist we send shows contract rent, concession, lease length, net effective rent and the major monthly fees, so you can compare the true monthly cost at a glance. Read

## When net rent drops under $2,000

Nine towers we cover start under $2,000 before concessions, from The Quincy at $1,369 to The Bowie at $1,999. Add concessions like Solaris House’s 3 months free or Alexan Waterloo’s 2.5 months, and larger units come into range too. Run your budget through our Budget Calculator on the Free Tools page once it’s live, or let us calculate net effective rent for every unit we send you.

Quick Answers

## Questions renters ask

What is net effective rent? +

The total rent over the lease minus the value of concessions, divided by the number of months in the lease.

What's the difference between upfront and prorated concessions? +

Upfront waives your first months of rent. Prorated spreads the discount evenly across every month. The total savings is the same.

Will my renewal rent jump? +

Often. Concessions rarely renew, so renewal offers usually start near the gross rent.

Is net effective rent what I pay each month? +

Only with a prorated concession. With an upfront concession, you pay nothing for the free months and the full gross rent after.
