## A penthouse tour is an inspection

At $10,000 to $45,000 a month, a penthouse tour should be more than a walk-through with the leasing agent. Photos and floor plans can’t show wind, noise, elevator access or what’s planned next door. Here’s the checklist we use when touring top floors for renters looking at our

penthouse apartments

## 1\. The view, and whether it will last

- Stand in every room and note the direction and what you see.
- Ask what’s planned on the lots in front of each view.
- Ask whether any sightline runs along a protected corridor. Read

     first.
- Visit at the hour you’ll enjoy it most, usually sunset for west views and evening for skyline views.

## 2\. The terrace

![Wind exposure on a high penthouse terrace with glass railings](/images/content/wind-blown-outdoor-furniture-on-a-high-penthouse-t.webp)

- **Wind.** High terraces can be very windy. Ask residents or management how usable it is.
- **Sun and shade.** West-facing terraces bake in summer afternoons.
- **Noise.** Street noise carries up, and rooftop amenity decks or mechanical equipment can be close by.
- **Usable area.** Measure it. Will a dining table fit?
- **Rules.** Grills, plants, furniture and hot tubs are often restricted.

## 3\. Ceilings, layout and finishes

- Confirm ceiling height, especially if the listing advertises 12-foot ceilings.
- Check that bedrooms are real bedrooms, with windows and closets.
- Inspect the finish package: appliances, countertops, flooring, fixtures, window shades.
- Look for punch-list issues in new towers: scratched surfaces, misaligned doors, unfinished caulk.

## 4\. Elevators and access

- How many elevators serve the top floors? Is there a private vestibule or dedicated elevator?
- Test the wait at a busy time if you can.
- How do deliveries, guests and movers reach the unit?
- How is the freight elevator booked?

> **Ask about the people above you**
>
> In some towers, the penthouse level sits below the amenity deck or mechanical floor. Ask what’s directly above the unit.

## 5\. Parking and storage

- Number of assigned stalls and where they are relative to the elevator.
- Tandem vs. side-by-side spaces.
- EV charging at your stalls.
- Storage unit size, location and cost.
- Wine storage or climate-controlled storage, if offered.

## 6\. Building service

- Concierge hours and what they handle (packages, guests, dry cleaning).
- How maintenance requests are prioritized.
- Who to call after hours.

## 7\. Paperwork before you leave

- The exact unit number, rent and concession, in writing.
- Parking stalls and storage named in the lease.
- Move-in date and any work the building has agreed to complete.

## Questions to ask management before you leave

Bring this list to every top-floor tour:

1. Which floors and residences are available now, and which are coming in the next 60 days?
2. What’s included at this price: parking stalls, storage, concierge services?
3. What concession is live, and is it the same for penthouses as for standard units?
4. Are any fees waived for this residence?
5. What’s planned on the lots in front of the main views?
6. What’s directly above and below this unit?
7. How are maintenance requests from top-floor residents handled after hours?
8. What have renewal offers looked like for residents on this floor?

### What to compare between two penthouses

When you’ve toured two or more top-floor options, line them up side by side:

| | Residence A | Residence B |
| --- | --- | --- |
| Rent and concession | | |
| Net effective rent | | |
| Terrace size and wind | | |
| Ceiling height | | |
| View direction and permanence | | |
| Parking stalls and storage | | |
| Elevator access | | |
| Management notes | | |

We fill this in for every top-floor option we send, from our own tours and management conversations, so your visit is about confirming, not discovering. Penthouse inventory is often unlisted, so ask us before assuming a tower has nothing available. See

## Make the most of the visit

Bring your phone for photos of every view, the terrace and any defects. Tour two top-floor options back to back if you can; the comparison makes trade-offs obvious. If you’re deciding whether a penthouse is worth it at all, read
