## Same building, very different products

The clearest example in Austin is **Northshore** (110 San Antonio St, renovated 2022). A renovated penthouse on the 38th floor tops **$10,000 a month**. A standard 1BR on the 8th floor starts **under $2,000**. Between those two sit dozens of high-floor standard units that share much of the penthouse’s view. So what does the premium actually buy? Here’s how we break it down for renters weighing our

 against a high-floor alternative.

## Feature by feature

| Feature | Penthouse | High-floor standard unit |
| --- | --- | --- |
| View | Top of the tower, often panoramic | Often similar, a few floors lower |
| Outdoor space | Private terrace, sometimes wrap-around | Balcony or none |
| Ceiling height | Often taller, sometimes 12 ft | Standard |
| Size and layout | Larger floor plate, more bedrooms | Standard plans |
| Finishes | Upgraded package (appliances, stone, fixtures) | Building standard |
| Elevator | Sometimes private vestibule or dedicated access | Shared |
| Parking | Often multi-stall | Usually one space |
| Privacy | Fewer neighbors per floor | Standard |
| Rent | $10,000+ | A fraction of that |

## What the premium is really for

**The terrace.** For most penthouse renters, outdoor space is the deciding feature. A private terrace big enough for dinner with friends changes how you live. A narrow balcony doesn’t. Check wind exposure, because high terraces can be breezy.

**Ceiling height and volume.** Taller ceilings make a space feel larger than its square footage. It’s hard to appreciate from a floor plan and obvious in person.

**Privacy.** Fewer units per floor, and sometimes a private elevator vestibule.

**The finish package.** Penthouses often get upgraded appliances, stone, fixtures and smart home integration.

## What the premium doesn’t buy

**Usually not a dramatically better view.** Once you’re above neighboring buildings, a few more floors add less than you’d expect. A south-facing 30th-floor unit in a lake-side tower can see nearly as much water as the penthouse.

**Not view permanence.** A penthouse view can still be blocked by a future tower unless it’s protected. Check

## Running the numbers

Here’s a simple way to price the premium. Take the penthouse rent and subtract the rent of the best high-floor standard unit in the same stack direction. That difference is what you’re paying each month for the terrace, ceilings, layout, finishes and privacy.

Now ask what each feature is worth to you:

| Feature | Questions to ask yourself |
| --- | --- |
| Terrace | Will I use it weekly? Is it shaded and sheltered from wind? |
| Ceiling height | Do I notice volume in a room, or just square footage? |
| Extra bedrooms | Do I need them, or would a den do? |
| Finish package | Do I cook seriously or entertain often? |
| Privacy | How much do fewer neighbors and a quieter hallway matter? |
| Parking stalls | Do I need two or three spaces? |

If the honest answers add up to less than the monthly premium, a high-floor standard unit is the smarter lease. If you’ll use the terrace every week and need the space, the penthouse is worth it.

### Concessions change the gap

Concessions sometimes differ between standard units and penthouses. During lease-up, a tower might offer the same weeks free on both, which shrinks the effective premium in dollar terms relative to the rent. Or it might hold firm on penthouses while discounting standard units. Compare net effective rent for both before deciding. Read

 for the math.

### The renewal question

A penthouse lease is a bigger commitment at renewal, too. Ask what renewal offers have looked like for top-floor residents, and whether the building will lock a renewal rate for a longer lease.

## How to decide

Ask yourself three questions:

1. **Will you use the terrace weekly?** If yes, the premium starts to make sense.
2. **Do you need the space?** More bedrooms or entertaining room tilt toward the penthouse.
3. **Is the view the main draw?** If so, price a high-floor standard unit first.

We price both options in the same tower and the best alternatives nearby, with net effective rent after concessions. Then you’re choosing between real numbers. Read the

Quick Answers

## Questions renters ask

Is a penthouse worth the premium? +

If you'll use the terrace, taller ceilings, privacy and finish package, often yes. If you mainly want the view, a high-floor standard unit gets you most of it for far less.

Do upper floors get the same view as the penthouse? +

Often similar. The difference is usually the terrace, ceiling height and layout rather than the view itself.

Do penthouses include extra parking? +

Often assigned multi-stall parking, but it varies. Confirm before you tour.

Can I negotiate a penthouse premium? +

Concessions, fees, parking and move-in timing are more negotiable than base rent.
