## Why short terms cost more

A 12-month lease is the standard for Austin high rises, and buildings price everything around it. When you ask for a shorter term, the building takes on more turnover risk and vacancy cost, so it adds a premium. If you need three to nine months, here’s what to expect and how to keep the cost down, whether you’re on a short assignment or using a short lease as part of a

 plan.

## How lease length changes the price

| Lease length | Typical pricing | Concession |
| --- | --- | --- |
| 3–6 months | Highest monthly premium, if offered | Rare |
| 7–11 months | Moderate premium | Sometimes, smaller |
| 12 months | Base rent | Common: 6–10 weeks free typical (Q2 2026) |
| 13–15 months | Base rent, sometimes lower | Often the largest offers |

Premiums vary by building, floorplan and season, so treat this as the shape of the curve, not a quote. Many buildings also limit how many short-term leases they’ll write at once.

## The concession gap

This is the biggest hidden cost. With 6–10 weeks free typical across Austin and up to 12 weeks at towers in lease-up, a 12-month lease can net out far below its sticker rent. A short-term lease usually gets no concession at all. So the real gap between a 6-month and a 12-month lease is the premium **plus** the concession you’re giving up.

**Example:** A 1BR at $3,000 with 2 months free on 12 months nets $2,500 a month. The same unit on a 6-month term with a premium might run well above $3,000 a month with no free rent. Over six months, that can be a difference of several thousand dollars.

> **Sometimes a 12-month lease with a buyout is cheaper**
>
> If a building offers a reasonable early termination option, a 12-month lease with a concession can cost less than a short-term lease, even if you leave early. Read the clawback terms carefully.

## When a short-term lease is the right call

- Your assignment is defined and under a year
- You’re bridging until a home purchase closes
- You want time to learn Austin before committing to a district
- Your household goods arrive later and you’re pairing it with a furnished unit (see

    )

## How to bridge into a 12-month lease

Many relocators use a short term as a bridge:

1. Take a short-term or furnished lease timed to end in the slow leasing season (November to February), when concessions are widest.
2. Spend those months learning which district fits.
3. Sign a 12-month unfurnished lease with a concession, in the same building or a better one.

## Alternatives to a short-term lease

If short-term premiums look steep, compare these options:

**A 12-month lease with an early termination option.** Some leases allow a buyout for a set fee. Add the buyout to the net effective rent of a 12-month lease with a concession, and compare it to the short-term total. Sometimes it’s cheaper even if you leave at month seven. Read the concession rider carefully, because many riders claw back free rent on early termination.

**A lease transfer or reletting clause.** Some buildings let you find a replacement or relet the unit for a fee. Policies vary widely.

**Furnished corporate housing.** For very short stays, a furnished corporate unit may be simpler than a high rise lease, though often at a higher monthly cost.

**A longer lease timed to your plans.** If your assignment ends in nine months, a 9-month lease with a modest premium may cost less than a 12-month lease you break.

### How we compare them

For each building on your list, we price the short-term option, the 12-month option with its concession, and the early termination terms. Then we calculate the real total for the months you’ll actually stay. That number, not the monthly rent, is what you should compare.

Short-term availability is also seasonal. Buildings are often more flexible on term length in the slower November to February months, and less flexible in the spring and summer peak when demand is high. If your dates can move, tell us.

## Questions to ask before you sign

1. What’s the premium for each term length you’re considering?
2. Does any concession apply?
3. What happens if you want to extend? Is it at the same rate?
4. Is month-to-month available after the term, and at what premium?
5. Are furnished units available on short terms?

Short-term availability changes month to month and often isn’t posted. Tell us your dates and we’ll
