## “Luxury” isn’t a regulated term

Every apartment ad in Austin seems to say “luxury.” The industry uses a letter grade instead: Class A, B and C. Class A buildings are the newest, best-finished, full-service properties that command the highest rents in a market. Class B and C buildings are older or offer fewer services. Metro-wide, the Class A asking rent was $1,741 a month in Q2 2026 (Matthews).

For our

inventory, we use a stricter standard we call Class A+. Construction and finishes are only half of it; see

 for the other half.

## Our Class A+ standard

### 1\. Height: 10+ residential stories

A high rise in our inventory has 10 or more residential stories. We include select 7–9 story mid-rises only when their finishes, amenities and price point match high rise caliber. Story counts are verified through CTBUH data, architectural firm records and municipal filings.

### 2\. Construction

![Cross-section illustration of a concrete high rise tower](/images/content/cross-section-illustration-of-a-concrete-high-rise.webp)

Most high rises use Type I concrete construction with post-tension slabs. Compared with the wood-frame construction common in garden and mid-rise apartments, concrete carries less sound between floors and feels more solid underfoot. Floor-to-ceiling curtain wall glass is typical, and newer towers often add acoustic glazing on street-facing stacks.

### 3\. Finish package

![Quartz counters and oak cabinetry in a luxury kitchen](/images/content/close-up-of-quartz-counters-and-oak-cabinetry-in-a.webp)

Quartz or stone counters, quality cabinetry, upgraded appliances, wide-plank or porcelain flooring, in-unit laundry and modern fixtures. Penthouses and upper floors often get an upgraded package.

### 4\. Services

- Concierge or staffed lobby
- Controlled access (fob or app entry, such as Brivo)
- Package room, often with cold storage
- Valet trash
- Resident app for maintenance and amenity booking

### 5\. Amenities

Pool deck, fitness center, co-working lounge, pet areas, controlled-access parking garage and EV charging. Quality varies a lot, which is why we tour every deck.

## What separates good Class A+ from great

| Factor | Why it matters |
| --- | --- |
| Management responsiveness | Same-day vs. week-long maintenance shapes daily life |
| Age and renovation | New finishes vs. proven operations |
| Exposure and stack | View, noise and sun vary within one building |
| Amenity crowding | A great pool that’s full by noon isn’t so great |

> **High rise vs. mid rise**
>
> A mid-rise can have Class A finishes, but a true high rise adds concrete quiet, height and views, and usually more services. You pay for those. Make sure you’ll use them.

## Class A vs. Class B: what you actually notice

On paper, the classes are about age, finishes and services. In daily life, the differences show up like this:

| Daily experience | Class A+ high rise | Typical Class B |
| --- | --- | --- |
| Sound between floors | Concrete slabs, quieter | Often wood frame, more footstep noise |
| Package delivery | Package room or concierge | Mailroom or doorstep |
| Building access | Fob or app, staffed lobby | Keys or basic access |
| Amenities | Pool deck, full gym, lounges | Smaller pool and gym |
| Maintenance | On-site team, resident app | Varies |
| Parking | Controlled-access garage | Surface lots or open garage |
| Rent | Higher | Lower |

### Where the premium pays off

The Class A+ premium is easiest to justify when you’ll use what you’re paying for: walking to work downtown, using the gym and pool every week, relying on a concierge for packages while you travel, or valuing quiet between floors. If you’ll mostly drive to work and spend evenings out, a well-run Class B building or a lower floor in a Class A tower can save real money.

### Spotting “luxury” that isn’t

Watch for buildings that call themselves luxury on the strength of a lobby renovation alone. Ask about construction type, when units were last updated, what the amenity deck actually includes, and how maintenance is handled. Every tower in our inventory has been toured in person against these standards, so the

is a good place to start.
