## How lease-up deals work

A new tower has to fill hundreds of units quickly, so it runs its widest concession window early. In Q2 2026, 6–10 weeks free was typical across Austin and up to 12 weeks at towers still in lease-up (Matthews Real Estate Investment Services). As occupancy climbs, the window tightens, sometimes fast. A building at 10 weeks in October may drop to 4 by January. Our

fall–winter 2026 concession report

[/blog/austin-high-rise-concessions-fall-winter-2026/ →](/blog/austin-high-rise-concessions-fall-winter-2026/)

lists who is offering what right now.

That makes timing the most valuable thing we track. We know which developer concessions are live, which ones expire at month end, and which towers are about to release a new block of floors. Pre-leasing gets the earliest access to new inventory and the strongest negotiating position.

> **Read the concession rider**
>
> Upfront free rent (first months waived) and prorated free rent (spread across the lease) produce the same net effective rent but very different cash flow. The rider also defines what you repay if you break the lease early.

## What to expect as an early resident

Moving into a first-generation unit is mostly upside: new finishes, smart-home packages, fiber-optic internet, EV charging stations and destination dispatch elevators. The trade-offs are real but manageable:

- **Amenity phases.** Pools, sky lounges and gyms sometimes open after the first residents move in. Ask for the amenity delivery date in writing.
- **Construction noise.** Final floors and neighboring sites can mean daytime noise for a few months.
- **Early maintenance.** New buildings have a shakedown period. A thorough punch-list walkthrough at move-in protects your deposit.
- **Freight elevator demand.** With hundreds of move-ins, reservations fill. Book early.

 and

moving into an unfinished tower

[/guide/moving-into-unfinished-tower/ →](/guide/moving-into-unfinished-tower/)

 cover each of these.

## New tower or proven tower?

New isn’t automatically better. Renovated towers like **Ashton Austin** (2009, renovated 2023, 2.5 months free) and **Northshore** (2016, renovated 2022, 2.5 months free) offer updated finishes, a management track record and often lower starting rents. We put a renovated alternative next to every new tower on your shortlist. See

## Is now a good time to lease new construction?

The Q2 2026 numbers point to a renter-friendly window that may be closing. Metro vacancy fell to 12.29% from a 15.78% peak in Q3 2024. Net absorption hit 6,306 units in the quarter. The pipeline shrank to 14,610 units from 32,089 completions at the 2024 peak, and downtown rents rose 0.1% while the metro fell 3.88% (Matthews). Fewer new deliveries usually means narrower concession windows ahead. Our

Before We Recommend a Tower

## What do we evaluate before a building makes your list?

Portals publish photos and a starting price. These are the things we check in person and from our building profiles.

### Lease-up stage

Is the tower pre-leasing before its certificate of occupancy, under a temporary certificate of occupancy, or 70% leased? Each stage changes the deal.

### Concession rider terms

We read the concession rider: upfront vs. prorated free rent, clawbacks if you break the lease, and what renewal rent will look like.

### Amenity phase

Which amenities are open, which open later, and whether the lease commits to a completion date.

### Construction still underway

Final floors, amenity decks and neighboring sites can mean daytime noise. We note which stacks face it.

### Move-in readiness

Freight elevator reservation rules, destination dispatch elevators, punch-list walkthrough and utility setup.

### First-generation unit quality

We've toured the finished units, not just the model, and we flag early maintenance issues residents report.

On Tour

## What we look at in person

Step by Step

## How does new construction locating work?

One contact from first message to move-in. Screening happens after matching, not before.

1. Step 01

    ### Tell us your move window

Pre-leasing works best 60+ days out; standard leasing 30–60 days. Both work with lease-up deals.

2. Step 02

    ### Compare new towers side by side

Net effective rent, amenity status and delivery timing for each, plus a renovated alternative for contrast.

3. Step 03

    ### Tour the actual stack

Model units can mislead. We tour or video the stack and floor you'd lease.

4. Step 04

    ### Lock the lease-up deal

Founder's rate or move-in incentive confirmed in the concession rider before you sign.

5. Step 05

    ### Move in smoothly

Freight elevator booked, punch list documented, utilities and fiber internet set up.

**How we are compensated:** Our locating service is free to renters. When you lease at a participating community and list us as your locator, the community pays Spirit Real Estate Group a referral fee. Your rent and lease terms are the same as if you walked in yourself.

Honest Answers

## New Construction: Frequently Asked Questions

What are Austin's newest high rise apartment towers? +

The Travis (80 Red River St, 2026, 50 floors) is the newest. Four towers delivered in 2025: Paseo (80 Rainey St, 48 floors), 415 Colorado (50 floors), The Residences at ATX Tower (321 W 6th St, 58 floors with homes from floor 22) and The Modern Austin Residences (610 Davis St, 56 floors). Solaris House in North Austin delivered in 2024 with 13 floors. Together they span rents from $1,415 at Solaris House to $45,000 at Paseo, and most are still offering lease-up concessions of 2 to 3 months free.

Why do new towers offer the biggest concessions? +

During lease-up, a tower needs to fill hundreds of units fast, so it runs the widest concession windows, up to 12 weeks free in Q2 2026 (Matthews). As occupancy climbs, the offer tightens. A building at 10 weeks in October may drop to 4 by January. Pre-leasing towers like The Travis, 415 Colorado and ATX Tower tend to run the widest windows. Read

lease-up concessions at new Austin towers

[/guide/lease-up-concessions-new-towers/ →](/guide/lease-up-concessions-new-towers/)

.

What is pre-leasing? +

Signing a lease before the tower or your floor is finished, often before the certificate of occupancy. It gets you first pick of units and usually the best concession. You'll want a clear delayed move-in clause and written terms for any deposit held before move-in. See

pre-leasing an Austin high rise

[/guide/pre-leasing-austin-high-rise/ →](/guide/pre-leasing-austin-high-rise/)

.

Is it risky to move into a tower that's still finishing amenities? +

There are trade-offs: unfinished amenities, some construction noise and early maintenance issues. Lease-up concessions usually offset them, and good lease language protects you. We tell you exactly what's open and what isn't before you tour.

How does Austin's construction pipeline affect renters? +

14,610 units were under construction metro-wide in Q2 2026, down from 32,089 completions at the 2024 peak (Matthews). Vacancy fell to 12.29% from a 15.78% peak. A shrinking pipeline means today's wide concession windows may narrow.

Is a new tower better than an established one? +

New towers give you the newest finishes and widest deals. Established and renovated towers, like Ashton Austin (renovated 2023) and Northshore (renovated 2022), give you a track record and often lower starting rents. We show both side by side.

What's net effective rent? +

The total rent over your lease minus free months, divided by the number of months. A $3,650 unit with 2.5 months free on a 14-month lease nets out near $2,998 a month.

Will my rent jump at renewal? +

Often. Concessions rarely renew, so plan for renewal near the gross rent. We flag towers with a history of large renewal increases.

Do I need to reserve the freight elevator? +

Yes. In new towers with many move-ins, freight elevator slots book up. We reserve yours when you sign.

How far ahead can I lease a new tower? +

Pre-leasing can reserve a unit 60+ days out. For move-in within 30–60 days, delivered towers in lease-up still offer strong deals.
