## Pet-friendly means different things at every tower

Almost every

Austin high rise

[/ →](/)

accepts pets. What changes building to building are the rules and the costs: breed restrictions, weight limits, pet count, monthly pet rent, one-time fees and refundable deposits. Then there’s the daily reality of living 30 floors up with a dog, which no listing describes.

We match owners to buildings that accept their pet **before** they apply, using the policy that’s current this month, and we factor in relief areas, dog runs, elevator waits and Butler Trail access.

## The pet policy checklist we run

| What we check | Why it matters | What we do with it |
| --- | --- | --- |
| Breed restrictions and aggressive breed list | The most common reason a pet application fails | Remove towers that restrict your dog’s breed before you apply |
| Pet weight limit | Some buildings cap dogs by weight, some don’t | Match larger dogs only to buildings without a cap below their weight |
| Pet count (often a two-pet maximum) | Matters for multi-pet households | Confirm the cap for your household in writing |
| Pet rent, pet fee, pet deposit | Adds up fast in year one | Total year-one pet costs so you can compare towers side by side |
| Pet screening and pet DNA testing | Extra steps and fees at some towers | Flag the towers that require them so the fees aren’t a surprise |
| Pet addendum terms | Damage, noise and waste rules you’ll sign | Point out the clauses worth reading before you sign |

> **Emotional support and assistance animals**
>
> Assistance animals are handled under fair housing rules, separate from pet policies, and generally aren’t charged pet rent or fees. Buildings may ask for documentation through their own process.

## Life with a dog in a downtown high rise

**Relief areas.** A rooftop dog run is great on weekends. At 6 a.m. in the rain, the ground-level relief area matters more. We note where each one is relative to your elevator bank.

**Elevators.** On high floors, you’ll ride the elevator four or more times a day with your dog. Lower floors cut that time, and some towers have more elevators per unit than others.

**The trail.** The Ann and Roy Butler Hike-and-Bike Trail runs the length of downtown along Lady Bird Lake. Rainey Street and West Downtown towers near the lake reach it in minutes. Auditorium Shores dog park has an off-leash area across the river, and Red Bud Isle and Zilker Park’s off-leash areas are short drives.

**Amenities.** Many towers have a pet spa or dog wash station and pet waste stations on every exit.

## What does it cost to rent with a pet?

Expect monthly pet rent per pet, a one-time non-refundable pet fee, and sometimes a refundable pet deposit. Over a 12-month lease, that can add several hundred dollars or more. We add it all up so you can compare a tower with low pet rent and a high fee against one with the reverse. Some

Before We Recommend a Tower

## What do we evaluate before a building makes your list?

Portals publish photos and a starting price. These are the things we check in person and from our building profiles.

### Breed and weight rules

Breed restrictions, the aggressive breed list, pet weight limits and pet DNA testing requirements vary by building and management company.

### Pet count

A two-pet maximum is common. Some buildings cap large dogs at one.

### Total pet cost

Monthly pet rent, one-time pet fee, refundable pet deposit and pet screening fees, added up for year one.

### Relief areas

Rooftop dog run, pet turf area, ground-level relief areas and pet waste stations, and how far each is from your unit.

### Elevator time

High floors mean elevator waits several times a day. We factor that into floor choice for dog owners.

### Trail and parks

Walking time to the Butler Trail, Auditorium Shores dog park, Red Bud Isle and Zilker Park's off-leash area.

Honest Answers

## Pet-Friendly: Frequently Asked Questions

Are Austin high rises pet-friendly? +

Most are, with rules. Nearly every tower we cover accepts cats and dogs, but breed restrictions, weight limits, pet count limits, pet rent, one-time pet fees and deposits vary building by building and change over time. That's why we confirm the current policy for your specific pet before you apply. A two-pet maximum is common, some buildings maintain an aggressive breed list, and a few cap large dogs. Read the

Austin high rise pet policy guide

[/guide/austin-high-rise-pet-policy-guide/ →](/guide/austin-high-rise-pet-policy-guide/)

.

How much is pet rent in Austin high rises? +

Most towers charge monthly pet rent per pet, plus a one-time non-refundable pet fee, and some also take a refundable pet deposit. Together they can add several hundred dollars in year one. We add up the full first-year cost so you can compare buildings fairly. See

pet rent, fees and deposits

[/guide/pet-rent-fees-deposits-austin/ →](/guide/pet-rent-fees-deposits-austin/)

.

Is a high rise OK for a big dog? +

Yes, with planning. Pick a tower with a nearby relief area and quick trail access, and think about floor choice: lower floors mean shorter elevator trips. Many large dogs thrive downtown because of the Butler Trail.

Do Austin high rises have dog parks? +

Many have a rooftop dog run, pet turf area or ground-level relief area, and some have a pet spa or dog wash station. Nearby, Auditorium Shores has an off-leash area, and Red Bud Isle and Zilker Park are short drives.

Do buildings require pet DNA testing? +

Some do, to match waste to owners. We note it when a building requires it.

What about emotional support animals? +

Assistance animals are governed by fair housing law and handled differently from pets, generally without pet rent or fees. Buildings may request documentation. We help you understand each building's process.

Which towers are best for dog walking? +

Rainey Street towers and West Downtown towers near the lake have the quickest access to the Butler Trail. See

living with a dog in a downtown high rise

[/guide/living-in-high-rise-with-dog/ →](/guide/living-in-high-rise-with-dog/)

.

Can I use a deposit alternative for my pet deposit? +

Some programs cover pet deposits and some don't. We check how each building handles it.

Do you charge pet owners anything extra? +

No. Our service is free to every renter. The building's pet fees are separate and set by the building.
