## 3\. Cost and compensation

Our locating service is free to renters. When you lease at a participating community and list us as your locator, the community pays Spirit Real Estate Group a referral fee. Your rent and lease terms are not increased because you used us. To make sure we're credited, list Austin High Rise Apartments or Spirit Real Estate Group on the community's guest card or application at your first visit.

## 4\. Information accuracy

Rents, concessions, availability, amenities, pet policies, screening criteria and other building details come from our building profiles and from the communities. They change often, sometimes daily. We work to keep them current, but we don't guarantee that any rent, concession or unit will be available. The lease you sign with the community controls. Market statistics cite their source and date.

## 5\. Your lease is with the community

Your lease agreement is between you and the apartment community or its owner. We are not a party to your lease and are not responsible for the community's performance, maintenance, deposits or decisions on applications.

## 6\. Applications and screening

Each community sets its own screening criteria and application fees. Matching you to buildings that appear to fit your profile is not a guarantee of approval.

## 7\. Illustrative content

Sample shortlists, example net effective rent calculations and renter scenarios on this site are illustrative and are labeled as such.

## 8\. Limitation of liability

To the extent allowed by law, Spirit Real Estate Group is not liable for indirect, incidental, special or consequential damages arising from your use of this site or our services.

## 9\. Intellectual property

The content on this site, including text, graphics and building profiles, belongs to Austin High Rise Apartments or its licensors and may not be copied without permission.
