Congress Avenue & Republic Square is the most established high rise pocket in Austin. Four towers sit between the Texas State Capitol, Republic Square Park and the Warehouse District, with Google and Meta's downtown offices on the same blocks.
The problemRenters pay hundreds more a month for a Capitol-facing stack, then watch a crane go up in the sightline a year later.
Why it happens hereHeight limits only apply inside the protected Capitol View Corridors set by the state in 1983. A view that runs outside a corridor has no protection, and downtown towers keep filling those gaps.
What we doOur best-view apartments search checks where each stack points against the corridor map, so you only pay a view premium where the view is likely to last.
Portals show a starting rent, not the floor or which way the windows face. In a tower, those two details move the price by thousands a year.
Free-rent offers shift with lease-up pace. Sign a week late and the same unit can cost a month of rent more over the lease.
Credit minimums run 580 to 700+ and income rules 2.5× to 3× rent. Applying blind wastes $50 to $100 per denial.
Year, verified story count, bedroom range, rent range and current concession for each tower. Concessions shift monthly, so we confirm before you tour.

Three common situations and how a building specialist changes the outcome.
“I had 10 days to sign before starting in Austin. They sent four buildings that fit my commute, steered me off a unit over a loading dock, and I signed at Paseo with 2.5 months free.”
“After 24 years in Westlake we wanted space and a reserved spot. They found a 3-bedroom at Hanover Brazos with tandem parking that we never saw online.”
“They knew which building would accept my company's relocation guarantee before I applied. That saved me two application fees.”
Congress Avenue runs from the Texas State Capitol down to the Congress Avenue Bridge, where the bat colony flies out on summer evenings. The blocks west of it, around Republic Square Park and the Warehouse District, hold the four Austin high rise apartments we cover here.
This is the working heart of downtown. Weekday mornings are busy with office traffic, and evenings are calmer than the entertainment districts. Republic Square hosts a weekend farmers market, and Congress Avenue has restaurants, coffee and retail within a few minutes on foot. Walk Score 98, the highest of any district we cover.
The district suits corporate relocators who will walk to work. Google and Meta both have large downtown offices here, and the MetroRail Downtown Station is close for commuters heading north. Renters who want nightlife can reach 6th Street and Rainey in 10 to 15 minutes on foot without living on top of it.

415 Colorado (2025, 50 floors) is the new tower in the district and still in lease-up, which means wider concessions and upper floors that aren't always listed. Hanover Republic Square (2022, 44 floors) faces Republic Square Park and is one of our go-to towers for Capitol and skyline views.
Ashton Austin (2009, renovated 2023, 36 floors) sits at 101 Colorado St near the river. It has the district's largest layouts, up to 3,218 sq ft, and currently offers 2.5 months free. Gables Republic Square (2019, 24 floors) has the lowest rent ceiling in the district at $5,202, which makes it a good value pick for one and two bedroom renters.
Management is split between RPM Living (415 Colorado), Hanover Company, Greystar (Ashton) and Gables Residential. Each runs maintenance, renewals and fee policies differently, and we tell you what to expect before you apply.
Hanover Republic Square and 415 Colorado have Capitol and skyline-facing stacks on upper floors. We check those sightlines against the protected view corridors before you pay a view premium.
Only partly. The Texas Legislature created the Capitol View Corridors in 1983, and the city and state now protect about 35 of them. Height limits apply inside each corridor, so a tower can still rise right next to one.
Hanover Republic Square starts at $2,161 and Gables Republic Square at $2,364. With 2 months free at Hanover, the net effective rent drops further.
Yes in the evenings. Weekdays are busy with office traffic, but there's no bar strip below the towers like the one on Rainey.
