Rainey Street & Lady Bird Lake is the densest cluster of luxury towers per block in Texas. Six high rises sit between the Rainey Street Historic District, Waller Creek and the Ann and Roy Butler Hike-and-Bike Trail, with downtown offices a short walk west.
The problemRenters sign a street-facing unit for the price, then hear patio crowds from Thursday to Saturday until 2 a.m.
Why it happens hereSince the 2004 rezoning, the historic bungalows along Rainey have become bars and patios at the base of 40-plus floor towers, so sound carries straight up the street side.
What we doOur Rainey Street high rise search maps which stacks face the bar strip and which face the lake, then prices lake-view units against the quieter floors before you tour.
Portals show a starting rent, not the floor or which way the windows face. In a tower, those two details move the price by thousands a year.
Free-rent offers shift with lease-up pace. Sign a week late and the same unit can cost a month of rent more over the lease.
Credit minimums run 580 to 700+ and income rules 2.5× to 3× rent. Applying blind wastes $50 to $100 per denial.
Year, verified story count, bedroom range, rent range and current concession for each tower. Concessions shift monthly, so we confirm before you tour.

Three common situations and how a building specialist changes the outcome.
“I had 10 days to sign before starting in Austin. They sent four buildings that fit my commute, steered me off a unit over a loading dock, and I signed at Paseo with 2.5 months free.”
“After 24 years in Westlake we wanted space and a reserved spot. They found a 3-bedroom at Hanover Brazos with tandem parking that we never saw online.”
“They knew which building would accept my company's relocation guarantee before I applied. That saved me two application fees.”
Rainey Street started as a row of 1930s bungalows. Most of those houses are now bars, patios and restaurants, and some of the most sought-after Austin high rise apartments rose up around them. That mix is the whole appeal: you can walk out of a 40th-floor apartment, grab tacos from a food truck, and be on the Ann and Roy Butler Hike-and-Bike Trail in five minutes.
The trade-off is noise. Thursday through Saturday nights, the bar strip fills up and the sound carries up the street-facing side of every tower on the block. Renters who pick the right exposure barely notice. Renters who pick the wrong one hear it until 2 a.m. That single decision, which side of the building your windows face, matters more here than in any other Austin district.
Daily life is walkable. Walk Score 92. Downtown offices on Congress Avenue are 15 to 20 minutes on foot, the Convention Center is across Red River Street, and 6th Street is a few blocks north. Most residents keep a car for weekend trips but drive far less than they did in the suburbs.

I-35 frontage is two blocks east and Cesar Chavez Street runs along the lake. The CapMetro Rail Downtown station at 4th and Neches is a short walk north.
Driving: Rainey sits at the southeast corner of downtown. Cesar Chavez Street runs east-west along the lake, and I-35 frontage is two blocks east, which makes Rainey the quickest downtown district for drives north to the Domain or south toward the airport.
On foot and bike: The Butler Trail loop is about 10 miles around Lady Bird Lake. From the Rainey towers you join it at the mouth of Waller Creek. The trail connects west to the Pfluger Pedestrian Bridge, Zilker Park and Barton Springs.
Parking: Every Rainey tower has a structured garage. Reserved spaces commonly run $175–$250 per month, and second spaces are not always available. Guest parking is tight on weekend nights when bar traffic peaks, so ask how guest passes work before you sign.
Tours: We schedule same-day tours along the corridor when units are available. Because the six towers are within a few blocks of each other, most renters see three buildings in one afternoon.
The six towers span 13 years of construction, from Skyhouse Austin (2013, 23 floors) to The Travis (2026, 50 floors). Newer towers carry higher starting rents and wider lease-up concessions. Older towers carry lower starting rents and a longer management track record.
Floor and exposure drive price more than building. At Paseo, a 22nd-floor unit facing Lady Bird Lake can run $8,000+, while the same floorplan on the 10th floor facing the Rainey Street bars runs about $4,500. We track those gaps in every Rainey Street high rise so you can compare like for like.
Management varies. Greystar runs 700 River and The Waller. Kairoi Residential runs The Quincy. Simpson Property Group runs Skyhouse Austin. Paseo and The Travis are privately managed. We know how each team handles maintenance requests, renewals and fee disputes.
Street-facing lower floors hear weekend crowds from Thursday to Saturday. Lake-facing stacks and higher floors are much quieter. We tell you which side of each tower faces the bars before you tour.
The Rainey Street Historic District was listed on the National Register in 1985, but the city folded it into the Central Business District in 2004. That rezoning let the bungalows become bars and let towers rise beside them, which is why exposure matters so much when you pick a unit.
The Quincy starts at $1,369, usually for a studio. Skyhouse Austin starts at $1,625 and The Waller at $1,745. Concessions of 1.5 to 2 months free lower the net rent further at The Quincy and The Waller.
The Travis at 80 Red River St, delivering in 2026 with 50 floors. Paseo (2025, 48 floors) and 700 River (2023, 42 floors) are the next newest.
All six are within a short walk. The trail runs along the lake at the south end of the district, and you can join it at the mouth of Waller Creek.
Reserved garage spaces commonly run $175–$250 per month. Second spaces and guest parking are limited, especially on weekend nights, so we confirm availability per building.
Lake views depend on floor and stack more than building. Paseo, The Travis, 700 River, The Quincy and Skyhouse Austin all have lake-facing stacks. We track the floor where each stack clears the tree line.
Paseo is at 2.5 months free, The Travis, 700 River and The Waller at 2 months, and The Quincy at 1.5 months. These numbers move every few weeks, and we re-check them the day before you tour.
