We’ve toured every amenity deck
For a lot of renters, the amenity deck is the deciding factor. It’s where you’ll spend summer weekends, take work calls in the co-working lounge, meet neighbors and bring friends. Portals show one wide-angle photo at sunset. Leasing offices won’t tell you that the pool is packed by noon on Saturday or that the sky lounge sits right above the unit you’re touring.
We’ve toured every amenity deck in the 23 Austin high rise apartment towers we cover. We know which ones match the photos, how high each amenity floor sits, and how crowded each one gets on weekends.
What separates one amenity deck from another
- Height and view. A rooftop infinity pool on a high floor is a different experience from a podium-level pool surrounded by towers.
- Space per resident. A big pool in a 600-unit tower can feel smaller than a modest pool in a 300-unit tower.
- Shade and seating. Austin summers are hot. Cabanas, umbrellas and shaded loungers matter more than the pool’s shape.
- Rules. Resident guest policies, cabana reservations, private event space booking and pool hours.
- Everything else on the deck. Outdoor grilling stations, fire pit lounge, pet turf area, sundeck and sometimes a heated pool for cooler months.
Check the unit below the deck
Units directly under a pool deck or sky lounge can hear weekend gatherings. We flag those stacks so you get the amenity without the noise.
Beyond the pool
Lifestyle renters also compare:
| Amenity | What we check | Question to ask on tour |
|---|---|---|
| Fitness center | Equipment, free weights, hours, crowding before work | How busy is it between 6 and 8 a.m.? |
| Wellness | Yoga studio, sauna and steam room, cold plunge | Is it included in rent or billed separately? |
| Co-working lounge | Private rooms, phone booths, internet speed | Can private rooms be reserved, and for how long? |
| Social spaces | Game room, golf simulator, private event space | What does booking cost, and how far ahead? |
| Practical | Package locker room, bike storage, dog wash | Is there a waitlist for bike or storage space? |
Amenity fees and lease-up
Many towers charge a monthly amenity fee on top of rent. During lease-up, new towers sometimes waive it or open amenities in phases. If you’re looking at a new building, ask what’s open now and what opens later. Read moving into a tower still finishing amenities, and if the amenity deck is part of a bigger luxury search, start with luxury high rise apartments.
