What counts as a luxury high rise in Austin?
Every building on our list is a Class A+ tower with 10 or more residential stories. We include a few 7 to 9 story mid-rises only when the finishes, amenities and price point match high rise caliber. That leaves 23 Austin high rise apartment towers across five districts, and we’ve toured all of them.
Downtown high rise 1BRs run $1,800–$3,500+ (Q2 2026, Matthews Real Estate Investment Services). The metro Class A asking rent is $1,741, so you pay a premium for the downtown tower, the view and the walkability. Our job is to make sure the premium buys something you’ll actually use.
Most towers share the same bones: Type I concrete construction, post-tension slabs, floor-to-ceiling curtain wall glass, a concierge or staffed lobby, Brivo or fob access control, valet trash, a cold storage package room and a controlled-access parking garage with Level 2 EV charging. What separates them is everything a listing doesn’t show.
How do luxury high rises in Austin differ from each other?
By district
- Rainey Street & Lady Bird Lake has six towers on the most walkable, most social corridor in the city, with the Butler Trail at the door and bar noise on the street side. See Rainey Street high rise apartments.
- Congress Avenue & Republic Square is the downtown spine, with Capitol views and a quieter evening.
- West Downtown & Seaholm is calmer, near the Second Street District, Shoal Creek and the quickest MoPac access.
- East Downtown & Brazos holds the largest layouts, including 5-bedroom units at The Modern Austin Residences.
By age
New towers (The Travis, Paseo, 415 Colorado, ATX Tower, The Modern Austin) carry the newest finish packages and the widest lease-up concessions. Established towers like Skyhouse Austin (2013) and Gables Park Tower (2014), and renovated ones like Ashton Austin and Northshore, carry a longer management track record and often lower starting rents.
By management
Greystar, Hanover Company, RPM Living, Kairoi Residential, Lincoln Property Company and Hines are names you’ll see across Austin, and the first four run towers on our list. Paseo, The Travis and The Modern Austin are privately managed. Who answers the maintenance request matters for the next 12 months more than the lobby art. The single biggest price driver isn’t the building
At Paseo, a 22nd-floor unit facing Lady Bird Lake can run $8,000+. The same floorplan on the 10th floor facing the Rainey Street bars runs about $4,500. We track those gaps in every tower.
How much does a luxury high rise apartment cost?
| Budget per month | What it typically gets you | Towers to look at |
|---|---|---|
| Under $2,000 | Studio or small 1BR, often lower floors, plus concessions | The Quincy, Solaris House, Skyhouse Austin, The Waller |
| $2,000–$3,500 | 1BR in most downtown towers, mid floors | Hanover Republic Square, ATX Tower, 415 Colorado, Northshore |
| $3,500–$7,000 | Larger 1BR or 2BR, upper floors, better views | Paseo, The Travis, Ashton Austin, Hanover Brazos |
| $10,000+ | Penthouses and top-floor residences | Paseo, The Modern Austin, 415 Colorado, 700 River |
Concessions change the math. With 6–10 weeks free typical and up to 12 weeks at towers in lease-up, a $3,650 unit with 2.5 months free on a 14-month lease nets out near $2,998 a month. We show you the net effective rent for every unit we send.
When does a luxury high rise make sense?
It makes sense if you’ll use what you’re paying for: walking to work on Congress Avenue, running the Butler Trail before breakfast, a concierge who signs for packages while you travel, or a view of the Texas State Capitol from your desk. It makes less sense if you’ll drive everywhere and rarely use the amenity deck. In that case we’ll often point you to a lower-floor unit or a value tower and save you $1,000 a month.
Why use a high rise specialist instead of searching alone?
You can tour on your own. Most renters who do end up calling five leasing offices, re-explaining their situation each time, and paying $50–$100 per application without knowing if they’ll qualify. We’ve already toured every building, we know which management teams negotiate, and we see upper-floor inventory that never hits portals. The service costs you nothing, and the rent is the same as walking in. If you want to understand the process first, read how to rent a luxury apartment in Austin or what makes a tower Class A+.
