Pet-friendly means different things at every tower
Almost every Austin high rise accepts pets. What changes building to building are the rules and the costs: breed restrictions, weight limits, pet count, monthly pet rent, one-time fees and refundable deposits. Then there’s the daily reality of living 30 floors up with a dog, which no listing describes.
We match owners to buildings that accept their pet before they apply, using the policy that’s current this month, and we factor in relief areas, dog runs, elevator waits and Butler Trail access.
The pet policy checklist we run
| What we check | Why it matters | What we do with it |
|---|---|---|
| Breed restrictions and aggressive breed list | The most common reason a pet application fails | Remove towers that restrict your dog’s breed before you apply |
| Pet weight limit | Some buildings cap dogs by weight, some don’t | Match larger dogs only to buildings without a cap below their weight |
| Pet count (often a two-pet maximum) | Matters for multi-pet households | Confirm the cap for your household in writing |
| Pet rent, pet fee, pet deposit | Adds up fast in year one | Total year-one pet costs so you can compare towers side by side |
| Pet screening and pet DNA testing | Extra steps and fees at some towers | Flag the towers that require them so the fees aren’t a surprise |
| Pet addendum terms | Damage, noise and waste rules you’ll sign | Point out the clauses worth reading before you sign |
Emotional support and assistance animals
Assistance animals are handled under fair housing rules, separate from pet policies, and generally aren’t charged pet rent or fees. Buildings may ask for documentation through their own process.
Life with a dog in a downtown high rise
Relief areas. A rooftop dog run is great on weekends. At 6 a.m. in the rain, the ground-level relief area matters more. We note where each one is relative to your elevator bank.
Elevators. On high floors, you’ll ride the elevator four or more times a day with your dog. Lower floors cut that time, and some towers have more elevators per unit than others.
The trail. The Ann and Roy Butler Hike-and-Bike Trail runs the length of downtown along Lady Bird Lake. Rainey Street and West Downtown towers near the lake reach it in minutes. Auditorium Shores dog park has an off-leash area across the river, and Red Bud Isle and Zilker Park’s off-leash areas are short drives.
Amenities. Many towers have a pet spa or dog wash station and pet waste stations on every exit.

What does it cost to rent with a pet?
Expect monthly pet rent per pet, a one-time non-refundable pet fee, and sometimes a refundable pet deposit. Over a 12-month lease, that can add several hundred dollars or more. We add it all up so you can compare a tower with low pet rent and a high fee against one with the reverse. Some deposit alternative programs can reduce upfront pet deposits too.
