Skyline and Capitol views live in the tallest towers

Austin’s best skyline and Capitol views come from a handful of tall downtown Austin high rise apartments. The Residences at ATX Tower (58 floors) starts its homes on floor 22. The Modern Austin Residences has 56 floors. 415 Colorado and The Travis have 50 each, and Hanover Republic Square has 44. Each has stacks that look across the Congress Avenue skyline, north toward the Texas State Capitol and UT Tower, or west over the Hill Country.

This page covers skyline, Capitol and sunset views. For Lady Bird Lake views, see our lake view apartments page, because the towers and floors that see the water are a different list.

Will your view last?

This is the question most renters don’t ask until it’s too late. Austin protects certain sightlines to the Capitol with Capitol View Corridors, which limit how tall buildings can be in their path. A Capitol view along a corridor is about as permanent as a view gets. A skyline or lake view outside a corridor can change when the next tower rises.

Downtown still had 8.4% of its inventory under construction in Q2 2026 (Matthews). Before you pay an upper-floor premium, we check the pipeline near your stack and tell you which directions are most likely to change.

Ask before you pay for the view

Which corridor, if any, protects this sightline? What’s planned on the lots in front of this stack? We answer both before a view unit makes your shortlist.

Sun, heat and glass

Floor-to-ceiling windows are why the views are great and why west-facing units can bake in August. Most of our towers use low-E glazing, and some units have motorized shades. We note sun exposure for every view unit we send and what residents say about cooling in summer.

Penthouse views

The broadest views sit at the top of the tallest towers, often in penthouse residences held off the portals. If that’s your search, start with penthouse & ultra-luxury apartments, then read the penthouse tour checklist for what to inspect on the top floor.

Before We Recommend a Tower

What do we evaluate before a building makes your list?

Portals publish photos and a starting price. These are the things we check in person and from our building profiles.

View direction

North stacks catch the Texas State Capitol and the UT Tower sightline. West stacks get sunsets over the Hill Country. East stacks get sunrise.

View permanence

Is the sightline inside a Capitol View Corridor, or could the next tower block it? We check before you pay.

Floor premium

Upper-floor premium pricing varies by tower. We compare the cost per floor against how much the view actually improves.

Solar heat gain

West-facing floor-to-ceiling windows get hot in summer. We note low-E glazing and shades per unit.

Balcony orientation

A balcony that faces the view, or one that faces the neighbor's garage. We check before the tour.

Night vs. day

Skyline views shine at night. Hill Country and lake views are daytime views. We match the view to how you live.

Honest Answers

Best Views: Frequently Asked Questions

Which Austin apartments have the best skyline views?

The tallest towers give the broadest skyline views: The Residences at ATX Tower (58 floors, with homes starting on floor 22), The Modern Austin Residences (56 floors), 415 Colorado and The Travis (50 floors each) and Hanover Republic Square (44 floors). But the best skyline view usually comes from a stack that looks across downtown at other towers rather than out over the edge of it. We match the stack to the view you want and tour it in the evening, when skyline views are at their best.

Can I rent an apartment with a Texas State Capitol view?

Yes. North-facing upper-floor stacks in the Congress Avenue & Republic Square towers, especially Hanover Republic Square and 415 Colorado, have Capitol views, as do some stacks in East Downtown towers like Alexan Waterloo. Some of those sightlines run along Capitol View Corridors, which limit building heights in their path, so the view is protected. Read our guide to Capitol View Corridors.

Can a new tower block my view?

Unprotected views can be blocked. Downtown still has 8.4% of its inventory under construction (Q2 2026, Matthews). We check the pipeline and view corridors near your stack before you pay a premium.

Do west-facing apartments get hot?

Yes, on summer afternoons. West-facing glass gets the sunsets and the most solar heat. Ask about low-E glazing, shades and how the AC keeps up, and we'll note it for each unit.

Is a skyline view or a lake view worth more?

Lake-facing high floors usually carry the largest premium. Skyline views are best at night and often cost less. See skyline vs. lake vs. Capitol view.

How much do view apartments start at?

Among our view-focused towers, Hanover Republic Square starts at $2,161. Upper-floor view units cost more, and penthouses reach $45,000 at Paseo.

What floor do I need for a good view?

It depends on the tower and its neighbors. At ATX Tower, every home starts on floor 22. In other towers, we track the floor where each stack clears nearby buildings.

Can I see the Hill Country from downtown?

From upper floors facing west, yes, especially in West Downtown towers. Sunsets over the Hill Country are the payoff.

Do you tour at sunset?

We try to, for west-facing and skyline units. Seeing the view at the hour you'll enjoy it is the best test.

Ready to see your best views matches?

Tell us your building preferences. We'll match you to 3–5 Austin high rises within 24 hours.
