Building by building
The Travis
The newest and tallest tower on the corridor, still in lease-up. That means one of the widest concession windows on Rainey and upper floors released in stages, often before they reach portals. Privately managed. Best for: renters who want new construction on Rainey and penthouse renters looking for unlisted top floors.
Paseo
Austin’s highest rent ceiling at $45,000. Paseo is also our clearest example of floor-level pricing: about $4,500 on the 10th floor facing the Rainey bars vs. $8,000+ on the 22nd floor facing the lake, for the same floorplan. Currently 2.5 months free. Privately managed. Best for: lake-view seekers and ultra-luxury renters.
700 River
A 2023 tower with an unusually wide range: from $1,823 to $19,620, and layouts up to 3,194 sq ft. That makes it a rare Rainey option for both value renters and downsizers. Greystar manages. Best for: downsizers who want Rainey, and value renters who want a newer building.
The Waller
Sits along Waller Creek on Sabine Street at the north end of the district, a step back from the bar strip. Starting rents under $2,000 and 2 months free. Greystar manages. Best for: renters who want Rainey access with a bit more distance from the nightlife.

The Quincy
The lowest starting rent of all 23 towers we cover at $1,369, usually a studio, with 1.5 months free. It’s at the lake end of Red River Street near the Butler Trail. Kairoi Residential manages. Best for: budget-conscious renters who want a Rainey address.
Skyhouse Austin
The original Rainey high rise (2013), at the lake end of the street. The lowest rent ceiling on the corridor at $4,145, with no advertised concession at last check. Simpson Property Group manages. Best for: renters who want predictable pricing and don’t need the newest finishes.
Pick the stack before the building
On Rainey, a lake-facing unit in an older tower often beats a bar-facing unit in a newer one. Read Rainey Street noise by floor and exposure.
