Why Austin High Rise Renters Are Getting 8–12 Weeks Free Right Now
Fall–winter 2026 is Austin's widest concession window: 6–10 weeks free is typical and lease-up towers reach 12. Here's who is offering what and when it closes.
If you’re planning a move into one of the Austin high rise apartments downtown this winter, the timing is unusually good. In Q2 2026, Matthews Real Estate Investment Services reported 6–10 weeks free as typical across the Austin market and up to 12 weeks at towers still leasing up. Heading into the slower November to February season, those windows are as wide as we’ve seen them, and several of the 23 towers we track are offering 2 to 3 months free right now.
Here’s who is offering what, why the window is open, and how to tell whether a deal is actually a deal.
Why concessions peak in fall and winter
Apartment leasing in Austin follows the calendar. Spring and summer bring graduates, relocators timed to school years and the most move-ins. From November through February, demand drops while new towers still need to fill hundreds of units. That gap is when leasing offices get generous.

Two things make this winter stronger than usual:
- New towers are still in lease-up. The Travis (2026), 415 Colorado and The Residences at ATX Tower (both 2025) are filling floors and running the widest windows to do it.
- The market is still digesting the 2024 peak. Metro vacancy was 12.29% in Q2 2026, down from a 15.78% peak in Q3 2024 (Matthews). Absorption is catching up, but buildings still compete hard for each lease.
Windows close fast
Concessions shift monthly. A building offering 10 weeks in October may drop to 4 by January once it hits an occupancy target. Treat any number you see online as a starting point, not a quote.
Who is offering what right now
These are the current concessions from our building profiles. We confirm each one before you tour, because they change.
| Tower | District | Starting rent | Current concession |
|---|---|---|---|
| Solaris House | North Austin | $1,415 | 3 months free |
| Paseo | Rainey Street | $2,824 | 2.5 months free |
| Ashton Austin | Congress Avenue | $2,979 | 2.5 months free |
| Northshore | West Downtown | $1,824 | 2.5 months free |
| The Residences at ATX Tower | West Downtown | $2,347 | 2.5 months free |
| Alexan Waterloo | East Downtown | $1,804 | 2.5 months free |
| The Travis | Rainey Street | $2,735 | 2 months free |
| 415 Colorado | Congress Avenue | $2,455 | 2 months free |
| Hanover Brazos Street | East Downtown | $2,409 | 2 months free |
The pre-leasing towers, The Travis, 415 Colorado and ATX Tower, tend to run the widest windows during lease-up and then tighten as occupancy climbs. If one of them is on your list, the next few months are likely the best entry point.

Do the net effective rent math
A big concession is only useful if you compare it fairly. Net effective rent spreads the free months across the whole lease:
- Example A: $3,650 a month, 2.5 months free on a 14-month lease. You pay 11.5 months: $41,975. Divided by 14 months, that’s about $2,998 a month.
- Example B: $3,200 a month, no concession, 12-month lease. That’s $3,200 a month.
Example A has the higher sticker price but costs less. Read net effective rent explained for upfront vs. prorated concessions.
Check the renewal rent before you sign
This is the part that catches renters. Concessions rarely renew. When your lease ends, the renewal offer is usually based on the gross rent, not your net effective rent. On Example A, that’s the difference between $2,998 and $3,650 or more, a jump of over $650 a month.
Before you sign, ask:
- What does the concession rider say about early termination? Many riders claw back free rent if you break the lease.
- Is the free rent upfront (first months waived) or prorated (a discount each month)?
- What have renewal increases looked like at this building over the past year?
We track renewal behavior by management company, so we can tell you which towers tend to hold renewals close and which push hard.
How long will the window stay open?
Probably not long. The construction pipeline is shrinking: 14,610 units were under construction metro-wide in Q2 2026, down from 32,089 completions at the 2024 peak, and downtown rents rose 0.1% year over year while the metro fell 3.88% (Matthews). Fewer new deliveries and steady absorption usually mean narrower concession windows by spring. Our guide to Austin’s supply pipeline covers what to watch.
How to lock in a winter deal
- Decide your must-haves first. District, bedrooms, view, budget. Concessions are a tiebreaker, not a strategy.
- Compare net effective rent, not sticker rent.
- Get the concession in writing in the rider, with the unit number.
- Move fast on lease-up towers. When a building hits its occupancy target, the window can close mid-month.
