Austin's Newest Towers: The Travis, 415 Colorado, ATX Tower: First Look
First look at Austin's 2025–2026 towers: The Travis (50 floors), 415 Colorado (50), ATX Tower (58, residential from 22): rents, layouts and lease-up concessions.
Austin’s skyline added more residential towers between 2020 and 2025 than in the previous three decades combined, and the latest three additions to the Austin high rise apartments market are now leasing. We’ve toured The Travis on Rainey Street, 415 Colorado in the Warehouse District and The Residences at ATX Tower on West 6th. Here’s what each one offers, what it costs, and which renter it fits.
The three towers at a glance

All three are in lease-up, which is why they’re running some of the widest concessions in our inventory. That won’t last once they fill.
The Travis: Rainey Street’s newest
80 Red River St · 2026 · 50 floors · 0–3BR · $2,735–$18,750 · 2 months free
The Travis is the sixth and newest tower on the Rainey Street corridor, and the tallest residential building on the block. It sits at the lake end of Red River Street, close to the Butler Trail and Waller Creek, with Rainey’s bars and restaurants a short walk away. It’s privately managed.

What we noticed on tour: Upper-floor inventory is being released in stages, and some of it isn’t on the portals yet. As with every Rainey tower, exposure matters: lake-facing stacks are the quiet side, and street-facing lower floors will hear weekend crowds.
Best fit: Lifestyle renters who want Rainey and the trail in a brand-new building, and penthouse renters looking for top-floor units before they’re listed.
415 Colorado: the Warehouse District’s 50-floor newcomer
415 Colorado St · 2025 · 50 floors · 0–3BR · $2,455–$22,510 · 2 months free
415 Colorado brings a new 50-floor tower to the Congress Avenue & Republic Square district, managed by RPM Living. It’s walkable to Republic Square Park, the Warehouse District and downtown offices including Google and Meta, with the quieter evening profile that makes this district popular with relocators.
What we noticed on tour: The rent range is wide, from $2,455 at the bottom to $22,510 at the top, which tells you how much floor and view drive price here. Upper floors are often released privately during lease-up.
Best fit: Relocators walking to downtown offices, and renters who want skyline or Capitol-facing views in a new building.
The Residences at ATX Tower: homes start on floor 22
321 W 6th St · 2025 · 58 floors · 0–3BR · $2,347–$8,697 · 2.5 months free
At 58 floors, ATX Tower is the tallest residential tower we cover. The residences start on floor 22, so even the lowest unit sits above most of downtown. It’s in the West Downtown & Seaholm district, managed by RPM Living, and its 2.5 months free is the deepest concession of the three.

What we noticed on tour: The rent ceiling is much lower than at The Travis or 415 Colorado, which makes the “every unit is on a high floor” benefit unusually affordable. West-facing stacks get sunsets over the Hill Country and hot summer afternoons. Nearby construction runs during business hours, so we flag the affected stacks.
Best fit: Renters who want a high-floor view without a penthouse budget, and Apple commuters who want quick MoPac access.
Also delivered: The Modern Austin Residences
610 Davis St · 2025 · 56 floors · 1–5BR · $2,850–$25,000
Not part of this first look, but worth knowing: The Modern Austin Residences in East Downtown has the only 5-bedroom units we cover, up to $25,000 a month. It’s privately managed and had no advertised concession at last check.
Pre-leasing vs. waiting
If you’re 60+ days from your move, pre-leasing can get you first pick of upper floors and the widest concession. If you’re moving sooner, all three towers are leasing delivered units now. Either way, read the concession rider closely and plan for renewal near the gross rent. Our guides to pre-leasing an Austin high rise and the new construction move-in guide cover both.
