The five steps from search to keys

Renting one of Austin’s luxury high rise apartments follows the same five steps whether your budget is $2,000 or $20,000. What changes the outcome is how much you know at each step. Here’s the process we run with every renter, with the timing and documents for each.

Five-step process graphic: preferences, matches, tour, apply, move in

Step 1: Define your preferences (30–60 days out)

Write down what matters before you look at a single listing:

  • Move date and how flexible it is
  • Budget, including parking ($175–$250 a month for reserved downtown) and fees
  • Bedrooms and must-have layout features (den, split bedrooms, laundry)
  • District: Rainey Street, Congress Avenue, Seaholm, East Downtown or beyond downtown
  • View and exposure: lake, skyline, Capitol, quiet side
  • Lifestyle: pets, cars, work-from-home needs, amenities you’ll use

A useful budget rule: rent around 30% of gross income. Most towers also require 2.5×–3× rent in income to qualify.

Step 2: Narrow to 3–5 matches

Austin has 23 Class A+ high rises in our inventory. You don’t need to tour all of them. Narrow to 3–5 by district, budget and must-haves, then compare:

  • Floor-level pricing for the units you’d actually rent
  • Live concessions, turned into net effective rent
  • Management track record
  • The main trade-off for each building

This is the step we do for you in 24 hours, with notes portals don’t publish.

Step 3: Tour the right units

Renter touring a luxury apartment bedroom with a lake view

Tour the floor and stack you’d lease, not just the model. On each tour, check:

  1. The view from every room and what’s below
  2. Noise: street, bars, garage, amenity deck above
  3. Sun exposure and how the AC keeps up
  4. Elevator wait and the walk to parking
  5. The amenity deck at a busy time if you can

Out of state? A live video tour of the exact unit works. See signing an Austin lease before you arrive.

Step 4: Apply where you fit

Screening criteria vary by building:

CriteriaTypical range
Credit minimum580–700+
Income2.5×–3× monthly rent
Rental history lookback2–5 years
Application fee$50–$100 per applicant

Documents to have ready: ID, recent pay stubs or offer letter, rental history, and bank statements if self-employed. Apply to your first choice first, and only where you meet the criteria. Applying everywhere at once wastes fees.

Lock the terms before you pay

Get the unit number, rent, concession, lease length and move-in date in writing before you pay a deposit or sign.

Step 5: Review the lease and move in

Before signing, review the concession rider (upfront vs. prorated, clawback), all monthly fees and the renewal notice period. Our lease terms and fees guide covers each clause. Then:

  • Reserve the freight elevator
  • Set up electricity, internet and renter’s insurance
  • Confirm parking and garage access
  • Do a detailed move-in inspection with photos

Timeline: 60 days out to move-in

WhenWhat to do
60 days outSet budget and priorities; start matching. Pre-leasing at new towers opens up.
45 days outReview 3–5 matches; schedule tours or video tours.
30 days outChoose your top building; confirm screening criteria; apply.
21 days outApproval; review lease and concession rider; sign.
14 days outReserve freight elevator; book movers; set up utilities and internet.
7 days outRenter’s insurance; confirm parking and key pickup.
Move-inPunch-list walkthrough before furniture comes in.

Relocators on a 2–3 week deadline compress this, and it works: matches in 24 hours, video tours the same week, application and approval in a few days.

Negotiating as a first-time luxury renter

Base rent rarely moves at Austin’s high rises because pricing systems set it daily. What does move: the concession structure, admin and amenity fees during lease-up, move-in timing and sometimes parking. In Q2 2026, 6–10 weeks free was typical across Austin (Matthews), so make sure any building you choose is matching the market.

What luxury should mean for you

“Luxury” gets used loosely. In our inventory it means a Class A+ tower with 10+ residential stories, concrete construction, a current finish package, staffed lobby or concierge and full amenities. What matters to you might be narrower: a quiet bedroom, a lake view, a real gym or a building that fixes things fast. Decide that first, and the rest of the process gets easy. Read what makes an Austin high rise Class A+ for the full standard.

Common mistakes

  • Comparing sticker rent instead of net effective rent
  • Touring the model and signing for a different floor
  • Visiting a building alone before deciding whether to use a locator (it can’t be credited later)
  • Ignoring renewal: concessions rarely renew

Quick Answers

Questions renters ask

How early should I start looking for a luxury apartment in Austin?

30–60 days before your move date. Pre-leasing at new towers can start 60+ days out, and relocators can still sign within 2–3 weeks.

What documents do I need?

Government ID, proof of income (pay stubs or an offer letter), and rental history. Some buildings also ask for bank statements.

Should I apply to several buildings at once?

No. Apply only where you fit, in order, to avoid wasting $50–$100 application fees.

How much income do I need?

Most Austin high rises require gross monthly income of 2.5×–3× the rent.
